Independent valuation, structure, and negotiation. Shalem Homes is not a brokerage — there is no inventory to clear and no seller-side commission. Compensation is fixed and disclosed at engagement.

Coordination with a private circle of property lawyers, surveyors, and tax counsel through closing. The same advisor remains personally responsible from the first viewing to the final transfer.
